Coda on H
Washington, D.C.

Known for its artsy community, street festivals, nightlife, restaurants, pop-ups, performances and energetic atmosphere, Coda on H is located at the center of a dynamic one-and-a-half-mile H Street stretch.   The design objective was to connect the interior of this residential building with the neighborhood and make every square inch of the amenity space functional and exciting for the residents.

Nestled in one of the most spirited neighborhoods in Washington, DC., Coda on H appeals to the millennial renter who seeks out the H Street vibe.  Walking into the lobby, prospects and residents immediately engage with the hand-painted street art that wraps the centrally placed stairwell.  A mix of contemporary, industrial and funk, the interior design resonates with the renter and reflects the authentic lifestyle of those attracted to this corridor.

With not one square inch of extra amenity space, the bike, mailroom and leasing offices became a part of the lobby design.  To connect the indoors to the outdoors a small casual lounge was carved out of the rear lobby space, which connects to the private courtyard.  Adorned with natural materials and greenery, this lounge creates a quiet sanctuary for the residents.

The most significant challenge was the small footprint of the building, which resulted in a minimal SF of amenities.  The competitive buildings have substantial common areas with many social and service amenities.  This challenge was overcome by creating an interior design that stands out from the competition.  The difference is in the details – cast, bronze doorknobs (molded from the designer’s daughter’s hands), the custom mural, industrial details, focus on original and playful art.

Boutique and intimate, with a true H Street vibe, since opening, Coda on H has been a success for the owner, MRP. Since opening in May 2018, the building is 99.2% leased.
