Pentagon Centre -The Milton

Just a short walk from Amazon’s planned National Landing headquarters and in close proximity to The Pentagon, Downtown DC, and Reagan National Airport, The Milton connects the tree-lined streets of South Arlington to vibrant Pentagon City shopping and dining. It is designed around connection and restoration, around neighborhood strolls, small-town service, and resort-style amenities.

Phase II of Kimco’s Pentagon Centre, The Milton, is the second multifamily residential building to adorn this site and will begin occupancy in mid-2023. Located directly above the Pentagon City Metro Station, 16,000 square feet of new retail joins 329,000 square feet of existing prime retail in this mixed-use community.

When designing The Milton, an 11-story, 253-unit residential tower, Hartman Design Group’s interior design team looked to the community, its resident base, and its energized urban lifestyle as inspiration. With a distinctively playful yet sophisticated vibe, the design captures the neighborhood by connecting with the busy streetscape. From the lobby’s fireplace lounge to the three-sided glass box architecture that inhabits the coworking hospitality lounge, every element of the interior is designed to initiate social interaction. Weaving original art throughout the interior and exterior spaces was a design focus from the start of the project. Working closely with the Kimco team, HDG planned for and curated each piece of art on the property.

Capturing light with full-height windows, the penthouse floor comprises a large fitness center, yoga room, and a clubroom. The clubroom, designed as the ultimate social experience, is a sun-filled space anchored by the tones and textures of nature and made vibrant by an unexpected palette of colorful accents.

Blurring the lines between the indoors and outdoors, there are two fourth-floor courtyards. Conceived to be a remote work area, one terrace features a glass box, an indoor conference room, and multiple powered outdoor workspaces. The second terrace provides a quiet respite from the hustle and bustle of urban life.

On the roof deck, play is top bill. Adding joy and fun through nature, color, and materiality, the expansive roof deck is designed for every social activity that one could dream up. Lifestyle elements include a full outdoor kitchen, multiple intimate niches to grill and dine, relax, watch TV, play games, exercise, fire pits to gather around, and a large pool to cool off on hot summer days. Sustainable and climate-conscious, the roof has many green spaces and lush plantings including a vegetable garden free for the picking and potting tables for those residents that love to get their hands in the soil.

Let’s not forget our furry friends. The resort-style pet spa elevates the experience for humans and pets alike.

Beyond Phase II, Kimco has also secured entitlements for future phases which would result in a fully developed site to include 346,000 square feet of retail; 705,000 square feet of office space; and a 200-room hotel in addition to the 693 residential units, which would combine to bring the total project size to nearly two million square feet.
